Preliminary Greater Greenwich Q1 data show:
- 195 homes sold in the first quarter, an 89% increase over Q1 2020.
- Average DOM was 169 days.
- Average sold price per square foot was $599/psf.
- Homes sold at 96.7% of last asking price and 94.15% of original asking price.
- Average sold price/assessment factor in Q1 was 1.649x
With the lack of inventory and the buyer demand increasing I believe these numbers will continue to increase. Remember that the first four months of last year the world came to a standstill so just about all of the increase has happened in last 6-8 months.
