I typically post a featured property that has an open house on the weekend. However, I thought this property was worth featuring:

This is an unusual opportunity for a buyer who wants to build their dream house, because major site work has already been done.  There is an approved 10-bedroom septic,  extensive site development plans by Risoli Engineering, and a demolition permit for existing structure.  What this means to someone building, is that as soon as they have a plan for the house, Risoli can get them to the permitting stage of building quickly, which saves time and lots of money.  There is no other land on the market that has this in place.

Most important: this is 2.53 acres, with absolutely no wetlands, town water and town gas.  A beautiful, level lot with specimen trees in an A+ location.

Purchased in 2016 for $3,590,000, and now on the market for $2,595,000.  

We finally have some good news to report.  If, you read the blog weekly, you will notice I mentioned the pendings were looking strong and I felt we would have a strong 1st quarter compared to last year.  As January comes to end it looks like we are trending that way.

Some quick and preliminary Greater Greenwich Single Family Homes market data as we wrap up the first full month of 2020:
 
  • 38 homes sold in January - a 41% increase vs. January 2019.
  • Average prices were unchanged at $2.3M
  • Median prices were DOWN 5% at $1.9M
  • Sold Price per square foot fell 3% to $527/psf
  • Average DOM fell 9% to 219 days.
  • Total Dollar Volume = $84.8M a 37% increase vs. January 2019.
 
Takeaway:  Nice sounding uptick in sales, right?  41% is an awesome number. However, that being said based on the decline in median prices and the lower sold price per square foot I feel like it reinforces the strategy that lower pricing gets the job done in a shorter DOM.  
 
These numbers may change once final January closings get entered next week.
