Greenwich Market Newsletter May 11, 2012 Dear Jared, Happy Mother's Day to all of the mothers.  I wanted to let you know that it has come to my attention that emails replied directly to the newsletter have not been delivered to me.  I apologize if you replied to the newsletter directly and did not get a response from me.  If you did reply, please do so again, as I would like any and all feedback.   I have fixed the issue and will now get all replies. Hope your Friday is going well, and you are looking forward to a great weekend.  As summer creeps closer we are officially halfway through the spring market.  I had the opportunity to attend the New York Real Estate Summit on Wednesday.  It was sponsored and mediated by Michael Stoler of 1010 WINS.  There were a few panel discussions ranging from Developments in the Tri-State Region, to Private Equity, Investment Bankers, Commercial Lending, and to state of the Residential Market.  The panel was comprised of C-level Executives from JP Morgan, New York Community Bank, Kimco Realty Corporation, Silverstein Properties, TD Bank, UBS, among many other Investment Banks, Hedge Funds, and Insurance Companies.  The "Main Event" or main topic was what is the outlook for 2012 and 2013.  I was surprised that the resounding answer seemed to be consistent among all of the Real Estate professionals.  Whether, they were discussing REIT's, Lending, New Developments, Mixed Use (combination of residential, retail, and commercial in one structure), Commercial, or Residential, they all seemed to concur that 2012 and 2013 will be relatively stagnant to mild growth.  They see modest gains in transactions, and feel there are values and opportunities to be had, but they do not see incredible growth for another 2-3 years.  The main reasons they give for this is they still see Underwriting being very strict for 2-3 years, the uncertainty of Europe, as well as the uncertainty of the elections.  However, they did seem to feel that we were making our way back up from the bottom of the market.   I decided that some of my ranges to help you follow the market were to vague, so I have changed them so that we can follow more specific price ranges.  Instead of giving you the statistics for 2-5 Million, I will break it up into three categories  (2-3M, 3-4M, and 4-5M).  Since, we are seeing more movement (albeit still a slow pace) in the over 5 million range, I will break this up into three categories (5-7.5M, 7.5-10M, and over 10M).   I have not received the detailed statistics from April yet, and will discuss those when they become available.  However, I will discuss the transactions so far in May.   Below you will see the statistics and my viewpoint of the market in Greenwich.  Below that will be a list of the open houses for the weekend.  On the right hand side will be useful mortgage or community information.   If you know someone who would benefit from this information please click on "forward to a friend" on the right.  If you have received this in error feel free to unsubscribe.  Please contact me if you or someone you know is interested in buying or selling real estate.  Also, if there is specific information you would like to see or think it would be good to add to this newsletter please send me an email. We have updated Sale Price vs Listed Price numbers.  As of April 24, 2012 the average sale price vs list price  and average days on market were as follows: Town                 %SP/LP            AVG DOM Riverside               94.2                        133 Old Greenwich      94.1                        249 Greenwich             91.3                        279 Cos Cob                91.9                        262 Total                       92.8                        225 If you recall from the last couple of weeks overall the SP vs LP is relatively the same, as of March 27, it was 92.9.  However the days on Market went from 164 to 225.  This tells me tat some of the places that have been stagnant for a while are being purchased.  Again, demonstrating that things are starting to pick up.  We are seeing the excess inventory being bought.  I believe the reason whey the Average Days on Market jumped is we are seeing that the more expensive houses are starting to move.  For example, in the month of March 47.4% of all the sales were under $1,000,000.  Whereas, quarter to date, we are looking at the number dropping to 33.7%. In the month of March $2,000,000 and above were 23.7%, while Quarter to date we are at 33.6%.  Year to April 24, 2012  we are still currently 5.3% below the amount of properties that have sold year to April 24, 2011.  However, we were approximately 11% behind at the end of February and March was stagnant.  So, I believe we will see that we get above the year to date numbers from 2011 on the next report.  There were 172 new listings for single family homes and condos on the market so far in April.  There were 178 properties that were either accepted offers, contingent contract, executed contract; or sold.  This again showing us the inventory is being sold at the same pace it is coming on which is another positive sign. As I was pointing out above, in all of April 2011 there were 50 properties sold, so far we have 60 sold this month.  They are broken down as follows: $0-$500K=     2 properties $500-$1M=    28 properties $1M-$1.5M=   7 properties $1.5M-$2M=   4 properties $2M-$5M=      17 properties $5M and up=   2 properties If you recall from last week in the month of March there were only 6 properties sold in the 2-5 Million range.  So far, that range has shown a tremendous increase in deals.  We have had 17 sold so far in April. Greenwich Market Newsletter April 20, 2012

First and foremost as of March 27, 2012 the average sale price vs list price  and average days on market were as follows: Town                 %SP/LP            AVG DOM Riverside              91.7                        117 Old Greenwich      94.6                         97 Greenwich             92.4                        178 Cos Cob                96.3                        261 Total                       92.9                        164 There are three very encouraging signs that show us this market is starting to heat up.  First, we are seeing homes new to the market moving into Accepted Offers or Contingent Contracts in shorter amount of times.  Secondly, we are seeing movement in all price ranges.  Third, as mentioned above we have seen 49 properties sold in just the first twenty days of April vs. 48 for the entire month of March.  For example, of the 54 homes that were Accepted Offers, or Contingent Contracts, 24 were put on the market since March 1st, with four of those actually put on in April.  The price ranges for the Accepted Offers and Contingent Contractors were as follows: $0-$500K=     5 properties $500-$1M=    19 properties $1M-$1.5M=   9 properties $1.5M-$2M=   6 properties $2M-$5M=      10 properties $5M and up=    5 properties There were 145 new listings for single family homes and condos on the market so far in April.  There were 140 properties that were either accepted offers, contingent contract, executed contract; or sold.  This again showing us the inventory is being sold at the same pace it is coming on which is another positive sign. There were 49 properties that sold in the month of March.  This month's properties break down as follows. $0-$500K=     4 properties $500-$1M=    22 properties $1M-$1.5M=  6 properties $1.5M-$2M=  4 properties $2M-$5M=     14 properties $5M and up=  2 properties If you recall from last week in the month of April there were only 6 properties sold in the 2-5 Million range.  So far, that range has shown a tremendous increase in deals. First and foremost as of March 27, 2012 the average sale price vs list price  and average days on market were as follows: Town                 %SP/LP            AVG DOM  Riverside              91.7                        117 Old Greenwich      94.6                         97 Greenwich             92.4                        178 Cos Cob                96.3                        261 Total                       92.9                        164 March is notoriously a busy month for properties listed. This year was no exception.  This March was not all that different than last March.  There were a couple of distinct differences.  First and foremost, the new listings dropped by 7.7%  The amount of single family homes and condos that sold were flat from last year.  Where we saw the biggest decline is in the amount of rentals closing.  The amount of rentals were down 15% from March of last year.  This tells us that even though we had the same amount of sales the inventory is a little bit tighter than it was last year at this time.  Below I will break down the numbers in more detail based on price ranges.  There were 158 new properties single family homes on the market.  There were 163 properties that were either accepted offers, contingent contract, executed contract; or sold.  This exemplifies the fact that Greenwich Real estate is picking up. There were 48 properties that sold in the month of March.  This month's properties break down as follows. $0-$500K=     8 properties $500-$1M=    18 properties $1M-$1.5M=  6 properties $1.5M-$2M=  6 properties $2M-$5M=     6 properties $5M and up=  4 properties In the last 30 days we have had 40 properties executed contract (meaning all contingencies have been met, awaiting close).  They were as follows: $0-$500K=     0 properties $500-$1M=    15 properties $1M-$1.5M=  7 properties $1.5M-$2M=  5 properties $2M-$5M=     9 properties $5M and up=  4 properties *note executed prices are based on most current list price We had an additional 75 properties that were accepted offers or in contract with contingencies.
