With our feautured property being in Riverside, I felt it would be good to tackle the Riverside Market.  Here is the snapshot:

Home sales in Greenwich continue to be buoyed by those seeking safe-haven from neighboring New York City - and all that goes with city living in a global pandemic. 

The geography that makes up the Riverside School district is, perhaps, the best performing sub-market in Greenwich today.  Home sales here are +61.5% vs. a town-wide increase of 24.2%.  Signed contracts in Riverside School district are +214% vs. a town-wide increase of 119%.  Impressive.  Riverside is also home to this year's largest transaction at $42M - which should and does give confidence to buyers here in all price ranges.

Let's dig a little deeper into the "South Riverside" market area:
  • There are 44 homes on the market today, a 25% decline vs. last year.
  • 22 homes are under contract here, an increase from just 7 a year ago.
  • Median Prices are +8.7% at $2,500,000.
  • Average DOM here is 210 days.
  • Homes are selling at 92% or orginal asking price and 95% of last asking price.
  • Average sold price per square foot is $624/psf.
  • The gist: it's a good time to list your home in Riverside.
