I will be hosting an open house at 212 Bedford Road in Greenwich on Sunday from 1-4 p.m. It is a beautiful Dutch Colonial style home that was built in 2006. It is on the market for 4,775,000. We had new statistics come out which I will delve into below. Below that you will see a list of the open houses for the weekend. On the right hand side will be useful mortgage or community information. The mortgage rates have been updated as of today. We have updated Sale Price vs Listed Price numbers. As of April 24, 2012 the average sale price vs list price and average days on market were as follows:

If you recall from the last couple of weeks overall the SP vs LP is relatively the same, as of March 27, it was 92.9. However the days on Market went from 164 to 225. This tells me tat some of the places that have been stagnant for a while are being purchased. Again, demonstrating that things are starting to pick up. We are seeing the excess inventory being bought. I believe the reason whey the Average Days on Market jumped is we are seeing that the more expensive houses are starting to move. For example, in the month of March 47.4% of all the sales were under $1,000,000. Whereas, quarter to date, we are looking at the number dropping to 33.7%. In the month of March $2,000,000 and above were 23.7%, while Quarter to date we are at 33.6%.
Year to April 24, 2012 we are still currently 5.3% below the amount of properties that have sold year to April 24, 2011. However, we were approximately 11% behind at the end of February and March was stagnant. So, I believe we will see that we get above the year to date numbers from 2011 on the next report.
There were 172 new listings for single family homes and condos on the market so far in April. There were 178 properties that were either accepted offers, contingent contract, executed contract; or sold. This again showing us the inventory is being sold at the same pace it is coming on which is another positive sign.
As I was pointing out above, in all of April 2011 there were 50 properties sold, so far we have 60 sold this month. They are broken down as follows:
$0-$500K= 2 properties
$500-$1M= 28 properties
$1M-$1.5M= 7 properties
$1.5M-$2M= 4 properties
$2M-$5M= 17 properties
$5M and up= 2 properties
If you recall from last week in the month of March there were only 6 properties sold in the 2-5 Million range. So far, that range has shown a tremendous increase in deals. We have had 17 sold so far in April.
Since, April 1 we have had 60 properties executed contract (meaning all contingencies have been met, awaiting close). They were as follows:
$0-$500K= 4 properties
$500-$1M= 12 properties
$1M-$1.5M= 7 properties
$1.5M-$2M= 12 properties
$2M-$5M= 17 properties
$5M and up= 8 properties

The price ranges for the 62 Accepted Offers and Contingent Contractors were as follows:

This week we have 44 open houses ranging from $275,000 to $8,990,000. Every week we see more and more houses available. The forecast calls for light rain, but then again they have said that numerous times this Spring, and I have not felt a drop. Have a great weekend.
